Furnished studio apartment w/ private entrance, walking distance of University of Memphis cam

This rental is for a studio apartment with a private entrance, accessed through a padlocked fenced-in back yard, with a separate walk-way, to keep my dog apart from you and "no-more-than-two guests" at a time. Drugs, or weapons of any kind, are NOT... allowed anywhere on the property, and theft will not be tolerated. Each of these will constitute explicit violation of the lease resulting in immediate police-supervised eviction). Overnight guests can be negotiated but must be agreed to BEFORE they arrive. The unit is on the 2nd floor, with separate locks in the door to the stairwell. I am a gardener w/ extensive raised beds which you may also use, if you'd like. The front yard will soon have a small pond with a waterfall and several fountains and you are welcome to enjoy it, while you study or simply rest. I work from home online, so I need quiet after 11pm. Your unit is FULLY furnished with a kitchenette (3 cu. fridge, microwave, 2 burner cooktop, toaster, crockpot, coffee maker w/ mugs, shelves for dishes & pots, recycle-capable dishes, bowls, & silverware, etc.); "living/study" area includes desk & printer tables, lamps, book shelves, electric fireplace, TV with streaming capacity, extra chair; "dressing area" has dresser, "short closet," tall hanging clothes rack with storage shelves; "sleeping area" includes single bed with 16" deep mattress, pillows & sitting pillow for TV watching, linens, and a bedside table with lamp & 2 drawers; bathroom has tub w/ shower, towels, laundry hampers, additional tall clothing & cleaning equipment closet w/ shelf, storage shelves over toilet, fold-down ironing board & steam iron, large sink and vanity with drawers and dishwashing supplies/equipment. You will have scheduled use of washer & dryer by appointment ONLY. My dog loves EVERYONE, but her access to you will be based on your own preferences (your entrance is separate from back-yard and she uses a "doggy-door" to get in and out of the house without going through your entry-way) and you may have a SMALL dog (crated or confined to bathroom, during your absence), who may interact with my dog under supervision until they get to know each other. There will be an additional initial pet deposit of $200 and a monthly pet fee of $25 if your dog is approved (no cats allowed, as my dog thinks they are "living chase toys"). :-) Rent is due each month on the anniversary of your move-in date or before, for the upcoming month. You will be expected to provide documentation that you are attending the University of Memphis, UTHSC, or Rhodes College, and proof that you are enrolled for the current or next upcoming semester. After completing the application & providing 2 references (must be former landlords or University instructors with department designations & contact information, no friends or family) you must successfully pass a background check with no record of arrests for any reason, or evictions. A signed lease plus the first and last month's rent and the deposit(s), are due prior to moving in. Your deposit(s) will be maintained in a special bank account and returned to you prior to leaving, after the apartment is inspected. Cost of repair or replacement with be subtracted from the deposit for any damage caused by you (&/or your pet).
